Spotting the Opportunity

In 2015, a gap in the market became evident. There were no existing property management solutions (which was unorganized) to address the needs of Non-Resident Indians (NRIs) and High Net Worth Individuals (HNWIs) investing in real estate. Traditionally, bankers and wealth advisors enabled real estate investment funding, but there were no such services provided by them to handle ongoing property maintenance and management.

This unmet need sparked a new chapter in Jeevan’s journey. Partnering with
Spoorthi Shetty, an MBA graduate with a decade of experience in the financial services industry, they co-founded M/S Propgain Reality LLP in 2015. Jeevan Gowda and Spoorthi complemented each other perfectly with Jeevan’s proven track record in sales, marketing, and business development and Spoorthi’s expertise in financial sector marketing. Together, they built a company dedicated to providing top-tier property management services.

Property Marshal® faced its own hurdles, particularly in acquiring and retaining clients. Convincing geographically distant property owners (NRIs) to sign up and then exceeding their expectations in a competitive market provided a continuous challenge. Additionally, striking a balance between affordability and comprehensive service while recruiting, training, and retaining property managers across the city demanded careful planning and execution.

1. What is the future of Property management services in INDIA? How have you updated on that aspect? 

Property management services (PMS) offer a one-stop shop for all your property needs, from buying and selling to tenant management and maintenance. However, traditional broker models remain common due to a lack of awareness about PMS benefits.

Property Marshal tackles this by using digital property management software. This streamlines operations improves efficiency, and handles various tasks like rent collection, maintenance requests, leases, and tenant communication.

2. Who are some leaders or figures that have inspired you throughout your career?

Professional inspiration comes in many forms, whether it’s people in your life, such as career mentors or influential family members. My inspiration is my wife, who helped me through my career and became a leader of our organization, which is building something I am passionate about. 

3. How do you maintain a work-life balance as a leader? 

We all know that time is a precious and limited resource. It passes no matter what circumstances we are in. Many conflicts in our lives and work are caused primarily due to mismanagement of the time at our disposal. To ensure that we make the most out of our work without sacrificing our personal lives is – “Scheduling.”

4. What legacy do you hope to leave behind as a leader?

The definition of a lasting legacy is the positive impact your life has on other people, be it loved ones, customers, or strangers. 

Work takes up a significant chunk of your day and personal identity. And leaving a legacy at work can help you build a fulfilling career with purpose and intention. 

 A few of my ways to create a professional legacy:

  • Embrace Calculated Risks: Do not hesitate to consider creative ideas or challenging projects. Learn from both successes and failures as you push boundaries.
  • Never Stop Learning: Continuously expand your knowledge, professionally and personally, allowing you to share your wisdom and inspire others.
  • Share Your Expertise: Spread your knowledge through seminars, mentoring, or helping colleagues build a lasting legacy.
  • Craft Your Brand: Define how you want to be perceived and align your actions and communication to build a strong professional reputation.
  • Dream big and plan accordingly: Reflect on your career dreams, like building a business to pass on or winning a career accolade. Looking into the future helps determine what you want to create as a legacy.

Leaving a legacy isn’t a matter of choice. Legacies are a part of the cycle of life. But managing the impression you leave behind means understanding your core values. And knowing your guiding principles means you get to enjoy a more meaningful life.

5. Can you highlight some key milestones the company has accomplished since its inception?

Property Marshal has achieved several achievements, including implementing a system for organized rent distribution through escrow accounts, receiving industry recognition and awards, and achieving profitable quarters.

6. What advice would you give to aspiring entrepreneurs aiming to make a positive impact in their respective industries?

Money can’t buy many things – any aspirants who want to enter any business with VC funding or big money and want to grow immediately can’t buy patience and cannot earn service rewards in no time. To start anything related to the service industry, one must have a lot of patience and time because it’s dealing with people and their emotionally attached assets.
